Before submission

These items change what can be built or how it is approved. Resolve them before the full plans deposit.

Title and boundaries

The title number is not published online. The auction legal pack was not available.

Order the title register and title plan from HM Land Registry online (small fee per document). Check covenants, rights of way and any sewer easement before fixing the layout.

Ground risks: coal mining and radon

Gedling is a former coalfield. Radon potential varies across Nottinghamshire.

Run the Coal Authority interactive map check (a Coal Mining Risk Assessment if the site is in a high-risk area), order a UKradon report for the address, and commission a site investigation for the raft design.

Surface water route

The services sketch takes rainwater to the road sewer. Part H3 requires infiltration first where ground conditions allow.

Do a BRE 365 percolation test. Use a soakaway or permeable paving if it passes, and record Severn Trent's acceptance if not.

Connections and grid

The twin has 7.56 kWp PV, a 10 kWh battery, a 7.4 kW EV charger and a heat pump.

Apply to Severn Trent (new water supply, sewer connection under s106) and to the DNO under G99 for the generation and battery.

MVHR location

The twin places the MVHR unit in the cold loft beside the chimney. Passive House practice keeps the unit inside the thermal envelope.

Either build an insulated, airtight enclosure in the loft or move the unit into the utility, keeping the cold intake and exhaust ducts short and insulated with 50 mm closed-cell lagging.

Passive House targets

PHI Passive House Classic criteria, set against the twin's first-pass estimate. Certification needs a PHPP model, the as-built details and a blower-door test.

To close the gap: Uw 0.75 windows, 320 mm EPS on walls, 92 % MVHR and optimised south glazing bring the estimate to about 14 kWh/m²a. The bungalow form and attached garage make compactness the main challenge.

Construction details

Key thermal-bridge-free junctions at 1:10, schematic. Numbered callouts match the notes. Final details follow the raft supplier's, window manufacturer's and truss manufacturer's standard details.

Element build-ups

Specification by element, outside to inside. Products are named by type; equivalent certified products may be used if they meet the same performance.

Structural design responsibility

Structural calculations come from the manufacturers and the engineer named below. Building Control can approve with conditions, with the calculations deposited before each element starts on site.
